This site included the foundations to 314 Plots, a community centre and associated Infrastructure works to the new development. In addition to this a large S278 works to chaul end road and hatters way junction.


The site is located in Luton near to junction 11 of the M1. The 24 hectare site was a vehicle testing facility up until the 1970s and was redeveloped in late 1990s into a car park storage area for General Motors. Ashphalt was present for roughly 55,000 m2, meaning MV Kelly were tasked to remove this prior to us beginning the drainage and housing works. MV Kelly were also tasked with mitigation measures for the highest gas risk zone which is present for this site. Due to half the site being piled this has led to some interesting gas protection measures using a visqueen geocomposite gas drainage and venting
